1. INTRODUCTION
Ruby Storage – Terms and Conditions of Licence
1. Payment Default and Right to Refuse Access
1.1 Payment Terms: Storage fees are payable in advance. It is the Licensee’s responsibility to ensure that payments are cleared by the due date.
1.2 Right of Refusal: Ruby Storage reserves the absolute right to refuse site access and/or restrict the Licensee’s entry via the automated gate system if:
- Rental payments have not been made by the due date.
- The account has fallen into arrears.
- The Licensee has failed to respond to contact attempts regarding outstanding balances.
1.3 Overlocking: In the event of non-payment, Ruby Storage may secure the container with an additional lock (overlocking) or immobilize a vehicle until the balance is cleared in full.
2. Insurance Responsibility
2.1 No Operator Insurance: Ruby Storage does not provide insurance cover for any customer belongings, goods, or vehicles. We do not insure the contents of shipping containers, nor do we insure caravans, motorhomes, boats, or any other vehicles stored on-site.
2.2 Requirement to Insure: It is a fundamental condition of this agreement that the Licensee is responsible for taking out an appropriate and comprehensive insurance policy for their own property.
2.3 Liability: All items are stored at the Licensee’s sole risk. Ruby Storage shall not be held liable for any loss or damage, including but not limited to theft, fire, water ingress, accidental damage, or “Acts of God.”
3. Prohibited Items
3.1 The following items must not be stored: Combustible/flammable materials (gas canisters must be removed from caravans), perishable food, illegal substances, or hazardous waste.
4. Security and Access
4.1 Licensees are provided 24/7 access via an automated gate. This access is a privilege that may be revoked per the terms in Section 1.
4.2 Licensees must provide their own high-security padlock for containers.
4.3 CCTV is in operation for site monitoring and crime prevention, but its presence does not imply a guarantee of security or replace the need for personal insurance.
5. Termination and Removal
5.1 Either party may terminate this agreement with 14 days written notice.
5.2 If a Licensee fails to remove their property or clear their arrears after a termination notice, Ruby Storage reserves the right to dispose of the goods or sell the vehicle to recover costs.
